BRIEF DEVELOPMENT AND DESIGN
While the client may know what he or she wants, it is usually necessary to develop the brief with them before proceeding to confirm the scope of the project, professional input (including by other professionals), accommodation and budget. The initial discussion and basic report is done at no fee.
I have a particular interest in building conservation and the adaption of our built heritage to new and viable usage. I am specifically qualified and have experience on a variety of conservation projects.

BUILDING WARRANT SUBMISSIONS
Liaison with the Building Control Department and submission of the Building Warrant application.
Monitoring of the project from inception through to contract, construction and completion on the client's behalf with handling of regular meetings and liaison with the contractor and other professionals. Drawing up of minutes and other documentation. This may not be required on a regular basis small projects, but is offered on completion if requested, as an inspection and report back ie through snagging.
All alteration and renovation projects require as-built drawings before the redesign is commenced.
All alteration and renovation projects require condition surveys and assessments before the scope of the works is confirmed. This may necessitate detailed and intrusive inspections on old buildings. It is sometimes only possible to fully ascertain the full extent of decay and infestation during the course of the construction / stripping back and may need specialists eg for dry rot.
All public and other large buildings require compliance with the Building Standards that define ingress and egress for disabled people and during emergency evacuation.
Risk assessments are appropriate where there is a risk to the public, occupant and the client, particularly where the existing access is transversed by plant and deliveries or the works are in close proximity to them. This is most important where buildings remain occupied during alterations. The contractor is responsible for the activities of his operators, but the client remains responsible beyond that. Risk assessments identify possible risks and how to minimise them or even design them out.
SURVEYS OF THE BUILT ENVIRONMENT

FEES & APPOINTMENT
Fees are charged on a time basis for smaller projects and as a percentage of the building costs for larger ones. As every project is different and specific to your needs, we do not set fees before this is ascertained. We will come to your site or home to discuss your brief and within a few days we will set out in writing how we see the project being taken forward and our fees. Your acceptance will form a contract with us for the set services. Note that for larger projects, a more formal client-consultant agreement will be used. On smaller ones acceptance can be in writing, posted or emailed.
A statement will be issued on completion of the work or at pre-agreed stages. If services are terminated at any point prior to completion of that stage, a pro-rata fee will be charged. If the brief is changed substantially once started and requires further reworking, a further fee will be charged on a time basis. Payment is due within 30 days of the issue of the statement.
